Florida roof claims are denied for three reasons far more often than any other: the damage was recorded as wear and tear rather than a covered wind event, the claim was filed after the statutory deadline, or the evidence was photographs taken from the ground three weeks after the storm. All three are documentation failures, and all three are avoidable.

Does insurance cover roof replacement in Florida?
It depends on cause, not condition. Florida property policies cover sudden damage from a covered peril and exclude gradual deterioration. In practice:
Usually covered — wind damage, hurricane and tropical storm damage, hail, falling trees or debris, and sudden accidental damage.
Usually not covered — age, UV degradation, granule loss, failed underlayment that has simply reached end of life, poor original installation, and damage from deferred maintenance.
Depends on your policy — whether you have replacement cost value or actual cash value on the roof. ACV pays the depreciated value of a 16-year-old roof, which on a shingle roof can be a fraction of what replacement costs. Check this before you need it.
Two more things worth knowing. Florida hurricane deductibles are a percentage of dwelling coverage, commonly 2 percent, so a $600,000 home carries a $12,000 hurricane deductible, and a repair under that figure is not worth claiming. And your roof does not have to be destroyed to qualify: if wind lifted enough tabs or tiles to compromise the water barrier, that is damage.

The Florida deadlines and rules that catch people out
Florida property insurance law changed substantially between 2021 and 2023. These are the rules that matter to a roof claim today:
One year to file a new claim. Under Florida Statute 627.70132 you must give notice of a new or reopened property claim within one year of the date of loss. This was previously two years and then three. Many owners are still working to the old figure.
18 months for a supplemental claim. If the original settlement did not cover the full scope, the supplemental claim window is 18 months from the date of loss.
Assignment of Benefits is effectively gone. Florida eliminated AOB for new residential property policies, so a contractor can no longer take assignment of your claim and pursue the carrier. Anyone offering to handle your claim in exchange for signing over benefits is working from an outdated playbook.
No contractor may pay or waive your deductible. Florida Statute 489.147 prohibits a contractor from offering to pay, waive, rebate or absorb your insurance deductible. A free roof offer is an admission of intent to break the law and it exposes you as well as them.
Roof age and insurability. An insurer generally cannot refuse to write a policy solely because a roof is under 15 years old. At 15 years or older, an inspection showing at least five years of remaining useful life can keep you insurable.
What we do on your claim, and what we do not
We are a roofing contractor. That defines the line precisely:
What we do — free damage inspection, dated and located photo evidence, moisture readings, a written line-item scope in adjuster format, attendance at the adjuster's inspection, response to a scope that misses documented damage, and the repair or replacement itself once the claim is settled.
What we do not do — negotiate your settlement, interpret your policy, take assignment of benefits, or take a percentage of your claim. Those are the work of a licensed public adjuster or an attorney, and pretending otherwise is how contractors lose their licenses in Florida.

Does insurance cover roof deck replacement?
Sometimes, and this is one of the most common disputes on a Florida roof claim. If the decking was damaged by the same covered event, for example water intrusion after wind removed the covering, the deck replacement generally forms part of the claim. If the deck is rotten from years of slow leakage, or has to be replaced solely to meet current code, carriers often resist.
Two things change the outcome. First, evidence: photographs of the deck taken during tear-off, with moisture readings, showing damage consistent with the storm event rather than long-term decay. Second, whether your policy carries law and ordinance coverage, which pays for code-required upgrades triggered by the repair. In Florida this matters, because bringing a section up to current code can add renailing, a secondary water barrier and upgraded fastening.

We are paid for roofing work at our quoted price. We do not take a percentage, we do not take assignment of benefits, and we will never offer to absorb your deductible, because Florida law prohibits it.

You file with your carrier
You file the claim, in your name, within the statutory window. We supply the documentation. Under current Florida law a contractor cannot file or pursue the claim on your behalf.
Step 04
Adjuster inspection, attended
We meet your adjuster on the roof and walk the documented damage point by point, so the scope reflects what is actually there.
Step 05
Approved scope, then the work

How long do I have to file a roof claim in Florida?
One year from the date of loss for a new or reopened claim, and 18 months for a supplemental claim, under Florida Statute 627.70132. These windows were shortened by recent reform, so anyone working from a two or three year figure is using outdated information.
Will filing a roof claim raise my premium or get me dropped?

Can you help me pay my deductible?
