How do you fix a commercial roof leak?

A commercial flat roof almost never leaks where the stain appears inside. Water enters at a detail, runs between the membrane and the insulation, and drops through the deck at the lowest point it finds. Roofing Network works the roof in this order:

  • Probe and flood-test open or failing seams, then trace the water path back from the interior stain.

  • Cut out and replace saturated insulation and any soft decking, rather than sealing water inside the assembly.

  • Patch to the membrane you actually have: heat-welded TPO patch, EPDM seam tape and primer, torch or cold-applied modified bitumen ply, or a reinforced silicone repair on a coated roof.
