Roofing Network installs SPF spray polyurethane foam roofing on commercial buildings across South Florida. SPF is a seamless, closed-cell foam sprayed directly over the existing roof, built up to a specified thickness, then protected with a silicone or acrylic topcoat.

It is a genuinely strong fit for Florida buildings for four reasons: it is fully adhered and self-flashing, so there are no seams and no fasteners to back out; it can be sloped in place to eliminate ponding without structural work; roughly one inch of closed-cell foam adds about R-6.5, which is real air-conditioning savings on a warehouse; and it is applied over most existing roofs, avoiding a tear-off and the landfill cost that comes with it.

The trade-off is honest maintenance. The topcoat is the sacrificial layer and needs recoating roughly every 10 to 15 years. Do that and the substrate lasts decades. Commercial roof systems we install

Six systems cover almost every South Florida commercial roof. The right one depends on your deck, your existing assembly, your rooftop equipment and how long you intend to hold the building:

  • TPO — white, heat-reflective single-ply in 45, 60 and 80 mil. Heat-welded seams that are stronger than the sheet itself.   • EPDM — synthetic rubber single-ply, excellent UV and weathering resistance and very forgiving of movement. Black EPDM absorbs heat, so we specify white or ballasted assemblies where cooling load matters. See EPDM roof replacement.

  • SPF spray foam — seamless, insulating, sloped in place, applied over the existing roof. Best value on large warehouse roofs with ponding and no tear-off budget. See SPF spray foam roofing.

  • Silicone and acrylic coating restoration — a renewable membrane applied over a sound existing roof, typically at 20 to 25 mils dry film thickness. See roof coating restoration.

Are there alternatives to full commercial roof replacement?

Usually, yes. A full tear-off is the most expensive and most disruptive option and it is not always the right one. Before you approve a replacement, ask your contractor to price these three:

  • Coating restoration — if the substrate is sound and moisture content is low, a silicone restoration typically costs 40 to 60 percent of replacement, adds a renewable 10 to 20 year warranty, and involves no tear-off, no dumpsters and minimal tenant disruption. See roof coating restoration.

  • Overlay or recover — Florida code generally allows one recover over an existing roof where the deck is dry and structurally sound. A TPO or modified bitumen overlay avoids tear-off cost and gets you a new membrane and a new warranty. See TPO roof overlay and modified bitumen overlay.

  • Section replacement — where moisture scanning shows saturation confined to one area, replacing that section and restoring the rest is often half the cost of doing the whole roof. See commercial roof retrofit.

The honest limits: none of these work over a saturated assembly, over a roof that already carries a recover, or where the deck is failing. Moisture scanning is what settles the argument, which is why we scan before we quote rather than after.
