Who should I hire to replace my tile roof in South Florida?
Hire a Florida-licensed roofing contractor with specific tile experience, because tile is a different trade from shingle. On a tile re-roof, the tile is removed and stacked, the old underlayment is stripped, the deck is inspected and renailed to current code, a new self-adhered underlayment system is installed, and the tile is either reset or replaced.
Three questions worth asking any tile roofer. First, will you reuse my existing tile, and what is your breakage allowance? Reusing sound tile can save thousands, but expect 10 to 20 percent loss on removal and confirm the profile is still available for the shortfall. Should I repair or replace my roof?
The honest test is not age, it is whether the water barrier is still doing its job. Repair usually makes sense when the failure is local and the rest of the assembly is sound:
Repair — one or two failure points, a split pipe boot, storm-broken tiles, a lifted flashing, and no widespread underlayment degradation. Cost is typically 5 to 15 percent of replacement.
Replace — underlayment has failed across multiple slopes, the deck is soft in more than one area, a shingle roof is past 15 years with granule loss and curling, or you have repaired the same roof three times in two seasons.
Replace regardless of condition — when your carrier has issued a non-renewal over roof age and no repair will change that. Under Florida law an insurer generally cannot refuse to write a policy solely because a roof is under 15 years old; for roofs at 15 years or older, an inspection showing at least five years of remaining life can keep you insurable.
One Florida code point people get caught by: if more than 25 percent of a roof section is repaired or replaced within any 12-month period, that entire section normally has to be brought up to current code. Homes built to the 2007 Florida Building Code or later have relief from this, but on an older home a large repair can trigger a full-section rebuild. We flag this in writing before you commit, never after.
